Luxury real estate in Los Angeles booms due to intense demand
Los Angeles topped the list for June’s 10 most expensive home sales, with Paris Hilton’s $63 million purchase of a mansion in Beverly Hills standing out.

A sprawling Los Angeles mansion built for the late television producer Aaron Spelling has sold for $110 million, making it the second most expensive home sale in the United States last year, according to Redfin. But it wasn’t the only Southern California property to sell for similarly eye-watering amounts.
National real estate brokerage Redfin recently announced its top 10 most expensive home sales of 2025.
Two grand mansions in Los Angeles have been sold for $110 million and listed on Redfin.
One of the 14-bedroom, 27-bathroom homes is the storied former Spelling Manor, built by the late television producer Aaron Spelling (Beverly Hills 90210, Dynasty) and located in the upscale Holmby Hills community.
A Bel Air home with seven bedrooms and 15 bathrooms also sold for $110 million, according to Redfin.
What does luxury real estate in Los Angeles offer? Lots of space
Mr. Spelling’s former home at 594 S. Mapleton Drive in Los Angeles, now known simply as “The Manor,” spans more than 56,000 square feet and features everything from “a bowling alley to a hair salon, from rolling lawns to a rose garden and a legendary library,” according to brokerage Carolwood Estates. The French chateau-like home sold for about $120 million in 2019, making it the highest-priced home sale in the county’s history at the time, according to Forbes magazine.
Meanwhile, the seven-bedroom, 15-bathroom property at 630 Nimes Rd., LA is more than 35,000 square feet and sits on more than two acres with a pool.

What is the other most expensive home sold in California? Introducing ‘Green Gables Estate’
Two other homes in the state were Redfin’s most expensive 2025 home sales.
Like Spelling Manor, this California home listed on Redfin has a lot of history. It is the Mortimer Fryhacker House, or “Green Gables Estate,” in Woodside, San Mateo County. More than 70 acres with multiple residences are listed on the National Register of Historic Places. Its history dates back to the early 1910s, when it was used as a summer cottage. 329 Albion Avenue, surrounded by greenery and trees, has sold for $85 million, according to Redfin.
A property at 28719 Grayfox St. in Malibu has sold for $80 million, according to Redfin. The sale included a 1.4-acre lot, a 1.6-acre lot and a 1,300-square-foot home, according to the Los Angeles County Assessor. Redfin said the property was sold to a mysterious Texas buyer months after the devastating wildfires in Los Angeles.
“Recently, investors have been snatching up vacant land in fire-ravaged areas around Los Angeles, leaving residents with a difficult decision: rebuild in the neighborhoods they love, or sell to investors in hopes of recouping some of their investment,” Redfin wrote in the home sale listing.

Newport Beach’s ZIP code was named the top most expensive ZIP code last year by PropertyShark, an exhaustive study of places where wealth is synonymous with a place to live. Also among the more expensive zip codes were those belonging to Santa Barbara, Santa Monica, and Beverly Hills (you guessed it, 90210).

For metro Los Angeles, the median sale price during 2025 ranged from more than $800,000 to less than $1 million, according to Redfin data. In every metro area Redfin tracks across the country, that number fluctuates, sometimes exceeding $350,000 and sometimes approaching $400,000.
