Americans are increasingly cautious about selling their homes in 2025 compared to the past few years.

According to Bankrate, more than half of our homeowners have said it’s uncomfortable to sell their homes this year, no matter what the mortgage rate or mortgage rate.

Homeowners with low interest rate mortgages may be reluctant to sell their homes because they have to abandon the low interest rates. This is known as the “lock-in” phenomenon, according to reports.

“The mortgage rate was not below 6% in nearly three years, so buyers and sellers reluctantly adjusted to a higher price,” said Greg McBride, Bankrate’s chief financial analyst.

Current homeowners are not looking for a purchase. Why is it not good?

Almost 40% of homeowners say that mortgage interest rates need to fall below 6% to buy a home comfortably this year, the survey found.

“Many buyers are lowering mortgage rates, but what constitutes “lower” is evolving. Many of them pinning to go back to 3% or 4% will probably jump to joy if the interest rate goes to 5,” McBride said in a statement.

“There aren’t many homeowners who buy or refinance at a sub-5% rate before 2022, so there’s not much appetite or incentive to refinance at the relatively high rates today,” McBride added.

What is the current mortgage rate?

For the week ending July 17th, 30-year fixed-rate mortgages averaged 6.75%, Freddie Mac announced. This is close to a fixed interest rate that has been around for a year. These figures do not include fees or points, and prices in some parts of the country may be higher or lower than the national average.
