New York’s wealthiest suburbs are Scarsdale, a name that has long been linked to wealth. Wellesley, the most popular suburb of Boston, is known for its academia. MacLean is a highly-operated enclave outside the country’s capital, where diplomats and spies live.

Few Americans will recognize the name of Hinsdale, Chicago’s wealthiest suburb. And some non-Texans may have a hard time distinguishing between Metropolitan Dallas and University Park in Houston and West University Place, respectively.

A new report from personal finance site Gobankrates identifies the wealthiest suburbs of America’s 50 largest metropolitan areas in 2025. This is a spinoff from a previous analysis listing America’s wealthiest suburbs.

Some names are familiar. The country’s wealthiest suburb is Scarsdale, a prestigious suburb of New York’s lush Westchester county. New York, California and Texas have eight of the 10 richest suburbs in America, census data shows.

Other wealthy suburbs receive little attention outside of their own area. “Dangerous!” For example, competitors may be plagued violently to identify the Alamo as San Francisco’s wealthiest suburb.

“Until the investigation, I wasn’t very familiar with Milton, Georgia,” said Rudri Patel, a senior financial expert at Gombang Kingrat, referring to the wealthiest suburbs of Atlanta.

“I think abundance moves beyond stereotypical geographical regions,” she said. “It doesn’t have to be 90210.”

To compil the report, researchers found suburbs with the highest average household income in each of the 50 largest metropolitan areas. Communities with fewer than 5,000 households have been omitted.

Here are the wealthiest suburbs of the 20 largest US metropolitan areas.

New York: Scarsdale. The famous New York suburb boasts an average household income of $601,193 as of 2023. The average Scarsdale home is worth $1.6 million as of June 2025. It is America’s wealthiest suburb.

Los Angeles: Green Status Stick. Forget Beverly Hills: Part of the Tony Paros Verdes Peninsula, Paros Verdes Estate is the wealthiest LA suburb and is the richest suburb of 11th It is the wealthiest in the country. Average household income is $367,178. The home value averages $2.8 million.

Chicago: Hinsdale. Most people associate Chicago’s North Shore with suburban wealth, but the city’s wealthiest suburb (and the eighth wealthiest in the country) is in the west. Hinsdale household income is $376,366. The home value averages $1.3 million.

Dallas-Fort Worth: University Park. The country’s wealthiest suburbs are named after Southern Methodist University. The average household income is $389,868, with an average home value of $2.4 million.

Houston: West University location. Named after nearby Rice University, the Houston suburb is the third richest in the country. The average household income is $409,677. The average home value is $1.1 million.

Washington, DC: McLean. The richest DC suburbs are ranked 12th Nationwide. The average household income is $364,591, with home prices average of $1.7 million.

Philadelphia: Ardmore. This mainline Philadelphia suburb is not ranked among the 50 richest people in the country, but Ardmore residents do well. The average household income is $161,029, while the home price is an average of $527,016.

Atlanta: Milton. The suburbs were not incorporated until 2006, but John Milton, whose name is the one, fought in the Revolutionary War. Milton is not ranked among the 50 wealthiest suburbs in the country. Household income averages $225,532, while the average home is worth $976,830.

Miami: Pinecrest. You haven’t heard much about the country 21st The wealthiest suburbs south of Miami. Household income averages $312,591 and home value averages $2.4 million.

Phoenix: Scottsdale. Although technically it is suburb, Scottsdale is larger than many central cities, with a population of 241,361 in 2020. Scottsdale is not ranked among the wealthiest suburbs in the country. Household income averages $168,679 and home value averages $946,327.

Boston: Wellesley. Country 10th The wealthiest suburbs are Wellesley and Babson College. Household income averages $368,179 and home value averages $2.1 million.

San Francisco: Alamo. Technically, Oakland’s suburbs, the Alamo is located in Contra Costa County, east of San Francisco. Average household income is $403,334. The home value averages $2.5 million. The Alamo is the fifth-wealthest suburb in the country.

Riverside San Bernardino, California: East Vale. Those who knew that the Inland Empire ranked 13th America’s largest metropolitan area? Regarding Eastvale, it is an enclave of an old dairy farm, established in 2010. Household income averages $177,404 and home prices average $965,438.

Detroit: Birmingham. Grosse Pointe may be more well-known, but Birmingham is Detroit’s wealthiest suburb, with an average household income of $240,711 and an average home value of $822,581. Birmingham is not ranked among the 50 richest suburbs in the country.

Seattle: Mercer Island. The wealthiest suburb of Seattle is an actual island to the east of the city. Rank 29thNationwide. Household income averages $303,425 and home value averages $2.5 million.

Minneapolis – Saint Paul: Edina. Edina, one of the first Minneapolis suburbs, was once reachable by a tram. Household income averages $205,682 and home value averages $785,567. Like most of the rest of the suburbs on this list, Edina is not ranked among the 50 richest US suburbs.

San Diego: Solana Beach. The average home value is $2.6 million, and Solana Beach is one of the most expensive suburbs in America. The average household income is a more modest $216,465.

Tampa-St. Petersburg: Keystone. This little-known suburb ranks as the richest in Tampa. Pete, average household income is $199,755. The average home value is only $277,636.

Denver: Greenwood Village. Denver’s wealthiest suburbs were properly settled by gold prospectors. Household income averaged $258,780 and home prices averaged $1.6 million.

Baltimore: Annapolis’s neck. This waterfront community is technically outskirts of Annapolis, Maryland’s capital. The average household income is $240,059, with an average home value of $665,302.
